EM Properties

At the end of 2019, we worked alongside Koti Studio with Elsie and Markus from EM Investments
to transform a run-down 4 bedroom family house into a 6 bed house share for young professionals.
Looking at other modern house shares on the market, they felt the trend of bold colours, feature
walls and patterns were all a bit too much; often looking and feeling like hostels. Whilst this
colourful hostel vibe may be right for some people, Markus and Elsie wanted to create light and
spacious homes that would feel uncluttered, calm and comfortable for their tenants. 

We worked closely together to make sure we took a holistic approach to the re-design
that would put tenant’s well-being at the forefront and encourage community within the
house share, ultimately leading to an enjoyable living environment and happy tenants. Altering
the architect’s original plans, we created a better flow and more usable space in the kitchen so
that this could really be the heart of the house to encourage social interaction and bonding.

 

Being able to provide tenants a high level of comfort and a quality home was a
top priority for Markus and Elsie and it was really important that this was reflected
in their brand and properties. Even on a modest budget, we carefully curated the
finishes and furniture using neutrals, linens and natural materials to create a
calming space for tenants to find peace at the end of the day.
